HOW TO PLAY

READY TO GET STARTED

Open game board and place the Tree Spirit and Round-About cards on designated areas in the middle of the board. Each player will choose a token to represent themselves while playing the game and place it on the “Welcome to St Simons Island” square.

To determine who goes first, each player will roll the dice. The player who rolls the highest number will be the first to take a turn and game play will flow clockwise around the board after that.

THE SAND DOLLAR

In ST SIMONOPOLY, the currency is the Sand Dollar. Choose one player to be the Banker/ Auctioneer. The Banker will be in charge of distributing and collecting Sand Dollars. At the beginning of the game, the Banker will distribute 1544 Sand Dollars to each player as follows:

(4) ONES
(4) FIVES
(4) TENS
(4) TWENTIES
(2) FIFTIES
(3) ONE HUNDREDS
(2) FIVE HUNDREDS

PROPERTIES

If a player lands on an unowned property, they may buy that property from the Bank at the price listed on the bottom of the square. The Banker will then give the purchasing player the price listed on the bottom of the square. The Banker will then give the purchasing player the relevant Property Card which must be placed face up in front of its owner. If a player lands on an owned square, they must pay the owner the amount listed on the Property Card.

Auction & Trading. If a player declines to purchase a property, the Banker shall sell it at auction to the highest bidder. Any player, including the one who declined the option to buy it at the printed price, may bid. Bidding may start at any price. Owned properties can be traded at any time and for any price/agreement between the players.

Houses and Hotels. When you own all the properties in any given color group, you can begin to purchase houses from the Bank. The amount of Sand Dollars you pay for houses is on the corresponding Property Card. When a player has four houses on each property in its group, hotels may be purchased from the Bank. The cost of one hotel is 4 houses plus the cost of the hotel listed on the Property Card.

Mortgage & Un-mortgage. Owned properties can be mortgaged to the Bank for the Mortgage Value listed on the Property Card. Should another player land on a mortgaged property, no rent will be paid to the property owner. To un-mortgage a property, the player must pay the Bank the Mortgage Value listed on the Property Card.

IMPORTANT SPACES ON THE BOARD

Welcome to St Simons Island

All player tokens are placed on the Welcome to St Simons Island square at the start of the game. Each time a player passes this square during game play, they shall receive 200 (exceptions to this rule are outlined on this instruction sheet and on certain Action Cards). If a player lands on the Welcome to St Simons Island square, they shall receive 400.

Shortcuts

There are two Shortcuts on the ST SIMONOPOLY board. If a player lands on either the Bloody Marsh or Village Pier squares, they can choose, on their next turn, to try and enter one of the Shortcuts. Roll an ODD number on the Bloody Marsh or an EVEN number on the Village Pier square to gain entry.

Upon entry, the Player will receive a prize from the Bank! On their next turn, the Player shall roll the dice and exit on any square with an exit arrow. When using the GEORGIA-FLORIDA shortcut, players do not collect 200 for passing the WELCOME square.

Round-About Cards

When a player lands here, they have two options: Either draw a card from the ROUNDABOUT deck and follow the instructions, or roll the dice and move backwards the amount of spaces indicated on the dice.

Evacuation Traffic and the HOV Lane

If a player rolls the dice and lands on the Evacuation Traffic square they are safe to stay in the HOV lane until their next turn. However, a player must go directly to I-95 EVACUATION TRAFFIC, without collecting 200 for passing the SSI Welcome square, if one of the following occurs: Player (1) rolls doubles three times, (2) lands on the HURRICANE square, or (3) pulls a Tree Spirit or Round-About card telling them to go to Evacuation Traffic.

Free Beach Parking

The Banker shall make sure there is always at least 50 in the FREE BEACH PARKING collection. Players who pay taxes, fees, and insurance will place those Sand Dollars in the center of the board. If someone lands on the space labeled FREE BEACH PARKING, they win those Sand Dollars.

Insurance and Taxes

If a player lands on PROPERTY TAXES or HURRICANE INSURANCE, they must pay the fees as directed on the square. “Assets” means all Sand Dollars, mortgaged and un-mortgaged properties, and all buildings the player owns. All of these fees go into the FREE BEACH PARKING collection.

What is a Tree Spirit?

If you keep your eyes peeled on St Simons Island you might just find a mystical tree spirit staring back at you! In the 1980s a local artist began carving unique faces into SSI’s magnificent live oaks. The spirit of the trees themselves influence the final carvings, and each one takes 2-4 days to create. Island legend says the spirits represent sailors lost at sea. Whether true or not, one thing is sure: The SSI tree spirits are works of art that will forever enhance the beauty and mystique of the Island.

How to get out of Evacuation Traffic

Player can exit EVACUATION TRAFFIC if they: (1) Pay 50 to the FREE BEACH PARKING collection, (2) roll doubles, or (3) use a GET OUT OF EVACUATION TRAFFIC FREE card. Player MUST pay 50 to the FREE BEACH PARKING collection at the end of their 3rd turn on the square.

QUICK TIP #1

When you roll doubles, you get to roll the dice again, taking another turn. BUT BE CAREFUL! Rolling doubles three times in a row will result in a mandatory hurricane evacuation, sending you straight to sit in I-95 traffic.

QUICK TIP #2

If you land on a property that is owned by another player and they do not ask you for rent during your turn, you don’t have to pay it!

HOW TO WIN

When a player runs out of money and assets (properties and houses/hotels), they have gone bankrupt. When all players go bankrupt, the last player left in the game is the winner.
